How a sale works with us, without detours.
Most sellers who come to us have never done this before. That’s normal. Here’s what actually happens, in the order it happens.
It starts with a phone call, not a form. We sit down with you at your kitchen table, not in our office. It usually helps to see the house while you talk about it. We sort out three things. Why are you selling, by when does it need to happen, and what matters more to you, the highest price or the safest buyer?
The valuation
Then one of us comes out with a tape measure and a camera, not an app. We compare with what we’ve actually sold on your street in recent years. Not with portal prices, which are often just wishful thinking. You get the result in writing, with the reasons behind it, not just a number.
The marketing
We take the photos ourselves, write the text ourselves, and decide together with you whether the property is advertised publicly or first goes around our circle of quiet buyers. For some houses, especially farmsteads with land, the second way is often quicker and more discreet.
Viewings
We do every viewing ourselves, always two of us with the prospective buyers, never a mass viewing. It takes longer, but that’s how we can tell who’s serious and who just wants a look.
Notary appointment and handover
As soon as buyer and seller agree, we prepare the purchase contract with the notary and come along to the appointment. We usually handle the key handover ourselves too. Meter readings, leftover mail, the little things that otherwise get lost.
“I expected I’d have to go to the authorities ten times. In the end Florian took care of most of it himself, and all I had to do was sign.”
